If your realtor hasn’t been making recommendations for ways to move the house, including price adjustments, it’s time to find a new realtor once your current listing expires. Make sure your price is comparable to similar homes in the area.

What sort of feedback are you receiving from viewings? If people seeing the home are making similar comments, see if you can remedy unappealing aspects. Of course, there are things you can’t do anything about that affects your house’s attractiveness to potential buyers – a busy road, a poor school system – but simple fixes may entice buyers. Consider other deal sweeteners, such as offering to pay closing costs.
