Under Federal Fair Housing Acts, the answer is no. A landlord is not allowed to discriminate against renters based on familial status, and that includes children and their ages. Of course, if your rental unit is in an age-restricted community for those 55 and older, that’s a different story. Otherwise, refusing to rent your house to someone with children, or a pregnant woman, is illegal.
