Start out with a good lease agreement that covers all bases, and get a two-month security deposit. The lease agreement should clearly state when you can enter the property and how much advance notice you must give the tenant.
What should the lease include?
The lease should include the tenant’s responsibilities, including a provision to pay for any damages they caused via neglect or abuse. Provide your tenant with a written “dos and don’ts” list and have them sign it. Inspect the house on a regular basis, perhaps monthly, at an agreed upon time to check for damages.
